"The opportunities in India are more appealing than in any other state"

Yossi Ophir, CEO of Elbit India in the past and current CEO of SDM, believes in the Real Estate sector in India. "If you manage to build a project, it is very likely that it will succeed, because demands are amazing"

Yossi Ophir, CEO of Elbit India in the past and current CEO of SDM, believes that India is a kind of missed opportunity for many of the western Real estate organizations, which  failed to comprehend and explore Indian culture and thought that it would be enough to understand real estate.

"I understand why Israelis do not rush back to India"' he said. "The big players fell there, so others are saying, 'Why me?'. India is not a simple country - the cultural differences are very challenging, and the mentality is different from the mentality of Israelis.  If you have not selected the right local partner, with an appropriate strategy and understanding of the local culture, you will lose money very quickly. "

However, Ophir believes that opportunities in India are more appealing than in any other country. "If you can bring your people - those who love India and respect Indians, you will have a project. And if you manage to build a project, it is very likely that it will succeed, because demands are amazing."

"But you have to make the switch in your head and realize that what you thought would take a year - will take two-three years."

 

How can you finance a project in India?

"You can get support, but the interest rates are unreasonable. Fortunately, the Indians are paying most of their part at the beginning of the construction, so there is also a solution to the problem of financing. In addition, there are quite a few funds which are looking for investment, especially in the commercial field, and they provide funding in exchange for stocks."
